Alternatives to Parging

Alternatives to parging come up when a foundation keeps cracking or you want a different look at the base of the house. Parging is the simplest, lowest-cost finish, but it isn’t the only option. Here are the main ones and where each fits.

Acrylic parging

Technically still parging, but worth its own mention: an acrylic coating flexes and resists water far better than plain cement, so it cracks less. The usual first choice when standard parging has failed before.

Stucco

A thicker, multi-coat plaster finish. More of a full-wall cladding than a foundation coat – see parging vs stucco for the full comparison. Costs more and needs a lath base.

Stone or brick veneer

A decorative layer of natural or manufactured stone over the foundation. The most durable and best-looking option, but also the most expensive – closer to a renovation than a coating.

Waterproofing membrane or dimple board

For below-grade walls with moisture problems, a membrane sheds water before any finish goes on. Often paired with parging above grade rather than replacing it.

Paint or sealer

Cheapest of all, but only cosmetic – it won’t fill or protect damaged concrete, so it’s a short-term fix at best.

Which is right for you?
